Who files TM.30 on an Airbnb in Thailand?

Not a hotel. Host is in another province. I need who files, not a reception desk.

Host files. Guest collects the PDF. If the host is a ghost, that listing is a stay problem before it is an immigration one.

Condo in Nimman: I have seen building management file. I have also seen an owner who had never heard of it. Ask before you pay the month.

If you need the slip for an extension, you need it in hand, not “the host said they did it.”

I would message the host before arrival: TM.30, receipt, copies they need. If they dodge, book a hotel that files.

Long stay / DTV: this becomes routine. A two-night Airbnb is still a filing. Host duty either way.

I am the guest, not the house-master. I can supply copies. I cannot log into their portal for them. That is the whole fork.

Paying an “agent” to file because the host will not is a cost. A hotel might be cheaper than that plus a refused extension.
