Who files TM.30 on an Airbnb in Thailand?
Not a hotel. Host is in another province. I need who files, not a reception desk.
Host, not the guest, on paper
| Stay | Who files | Guest move |
|---|---|---|
| Licensed hotel | Hotel | Ask for the slip at check-in |
| Airbnb / private condo / friend’s spare room | Owner, landlord, or house-master, typically within 24 hours | Get the PDF / receipt. Copies of passport + stamp ready |
| You own the unit | You, once registered | The portal is not a guest app |
| Host will not file | That is a stay problem | Do not assume every office will let the guest file as a right |
Immigration Act s.38 is a host duty. Some offices still want the slip at extension. Official: tm30.immigration.go.th. This is not legal advice.
District and whether the host is a company or a person.
